Alps Enhances Landlord Legal Expenses and Rent Protection Product Ahead of Renters’ Rights Act

Alps, a leading MGA specialising in insurance add-on policies, legal expenses, and claims solutions for intermediaries, has announced the launch of its updated Landlord Legal Expenses and Rent Protection Product, designed and enhanced specifically to support landlords as they navigate the implications of the Renters’ Rights Act.

Built for a more demanding legal and regulatory environment, the updated policy gives landlords responsive, comprehensive protection against unexpected legal costs, expenses, and unpaid rent arising from tenant disputes and breaches of tenancy agreements.

From 1 May 2026, Section 21 “no-fault” evictions will be abolished, and the landscape will shift to tenants having more rights and robust protections. Having the right protection in place against unpaid rent and tenant disputes is more important than ever.

The product is available on a standalone basis or add on to a landlord’s home insurance policy. It includes:

  • Up to £50,000 of advisers’ costs to pursue legal action(s) for breaches of the tenancy agreement, eviction proceedings, and rent arrears
  • Up to £50,000 of advisers’ costs to pursue tenants for costs incurred in rectifying damage
  • Up to £50,000 of advisers’ costs to pursue a legal action for nuisance or trespass claims
  • Up to £50,000 of advisers’ costs to pursue a legal action to evict “squatters” or ex-tenants
  • Up to £50,000 of advisers’ costs to defend civil and criminal prosecutions brought against landlords
  • Up to £1,000 court attendance expenses for any one claim.

This latest enhancement follows the launch of Alps’ Pet Damage Protection product, developed in response to the strengthened framework around tenants’ requests to keep pets, with landlords no

longer being able to automatically refuse the request. Alps is building a suite of practical add-on products designed to give landlords the protection they need as the new regime takes effect.
